Selling your property is one of most important decisions you can make. Apart from choosing the right Real Estate Agent to help you get the highest price possible at the time, you’ll need to prepare your home to be at its best.

There are many things to take into consideration. Here are just some small but important points a buyer may consider when attending an open home:

  1. The kitchen is one of the most important rooms in a house, so keeping it neat and tidy is key. “Remove all fridge magnets, bills, photos or any items that are on your fridge door. A clean & clear fridge door always presents better for the kitchen photos,” says Leonie Nesci
  2. It is human nature to consider what is around us. That is why you need to understand the power of our senses. “Scent is a very emotive sense. If you have pets or you are a smoker consider the inside of your home a ‘No Go Zone’ in the weeks prior to going to the market. Some smells can take a long time to be removed,” says Elizabeth Spanos.
  3. Space is a major factor when a buyer considers a new property. It must be comfortable. Buyers take time during an inspection to imagine their furniture in the room. “My tip would be to declutter the property. Take out any furniture that is not really needed and anything that is probably too big for the space it’s in. You may want to consider short term furniture storage to help you create more space,” says John Trotter.
  4. We talk about the little things making the biggest difference. “Something as simple as making sure all of the lightbulbs are working and mulching the gardens are key,” says Andrew Reeves. This is a given and shows that you take pride in your property.
  5. First impressions count, so the front of your home is key. “Make sure all garden beds are tidy and the grass is cut. You may even want to prune some flowers or trees,” says Chris Rayner.
A home that is kept clean and tidy, shows buyers that you care. So consider these 5 tips to help you prepare your home for sale. For more tips and advice, consult one of our team members. They will be happy to have a chat to you.
